"The Euro is weak against sterling, in fact the weakest it has been since November 2008 and there are plenty of great value properties to be found in Italy right now, so don’t delay book your viewing trips as soon as you can!" says Linda Travella of Casa Travella, who has specialised in Italian property sales for 25 years.
There really has never been a better time to buy says Linda, as many vendors are prepared to negotiate much more than ever before. If they purchased their Italian property over 5 years ago the exchange rate was more advantageous and they stand to gain now and if they have owned the property over 5 years they do not have to pay Italian capital gains tax, another plus!
Whilst prices are the lowest they have been, we have not seen the huge drop of 50 % or more as in other International property markets. So if you buy at the right price and area then you can feel confident that in a few years you will have made a good investment.
A recent client of mine, says Linda, bought a property in 2005 and has just sold it and made a profit. He is very grateful to me as if he has not bought the property he was thinking of investing the money is RBS!
So let’s have a look at some of the bargains Linda has selected for you.
Lake Maggiore; as an ideal rental investment, a one bedroom apartment in a period villa in the most prestigious area of Lake Maggiore, Baveno, very close to Stresa. The apartment has one bedroom, kitchen with fitted units, bedroom, bathroom, utility room, and veranda, use of shared garden and private parking, partial lake view and just 5 minutes from the lake. A great rental investment and priced at €210.000 reduced from €249.000.
Tuscany; close to Bagni di Lucca (see photo above). This 3 bedroom detached family home with pool and set in half an acre would make a lovely family home. It has been tastefully restored in keeping with the style of the property. It could be rented out when not in use and a great bargain at €245.000 down from €280.000.
Sardinia, at Costa Paradisio just a short distance from the ‘Costa Smeralda’, this 2 bedroom villa is very close to the sea and has magnificent sea views. The property boasts a private garden, veranda and a shared pool. It would make a great rental investment and holiday property. Recently reduced from €500.000 to €415.000.
These are just 3 of the properties I have selected, but there are others of course in different areas, like Lake Como, Le Marche and Basilicata, says Linda.
A final piece of advice now that the Holiday season is fast approaching. If you are thinking of viewing in Italy during the middle part of August, please do remember that much of Italy closes during the middle two weeks of August, owners leave for their holidays, so please be aware, as we do not want you to be disappointed.
